Clients of GETSMSF are permitted to invest in Australian Property where the SMSF does not borrow to purchase the Property. Permitted Property Investments where there is no SMSF borrowing include:
- Residential Property
- Commercial Property
- Vacant Land
- Rural Land
How to complete the purchase contract?
Where Australian Property is purchased by your SMSF and your SMSF does not borrow to purchase the Property then the Property must be purchased as detailed in the examples below:
Example 1:
If your SMSF has Individual Trustees (eg X and Y) and the SMSF Name is XY Superannuation Fund then the purchaser on the Purchase Contract will be:
X and Y as trustee for the XY Superannuation Fund.
All Trustees of the Fund must sign the Purchase Contract.
Example 2:
If your SMSF has a Company Trustee (eg XY Pty Ltd) and the SMSF Name is XY Superannuation Fund then the purchaser on the Purchase Contract will be:
XY Pty Ltd as trustee for the XY Superannuation Fund.
All directors of the Company Trustee must sign the Purchase Contract.
